We offer several types of formal written evaluations and appraisals, for which we charge NOK 1,600.00 + VAT per hour.
Sale evaluation – valuations in connection with the sale of objects are based on the current market value. They estimate the price the object is likely to achieve if sold within a reasonable period of time. The estimated sale value will, naturally, vary in line with the current market. In some cases, we waive our fee for valuing objects that are subsequently offered for sale through Kaare Berntsen.
Insurance evaluation – valuations and appraisals of objects for insurance purposes should reflect what it would cost to purchase the same or very similar object. If the object can be easily replaced, the insurance value and the sale value will be virtually the same. In many cases, objects cannot easily be replaced. When that occurs, the insurance value is often higher than the sale value. In our experience, the insurance value is frequently about 20% higher than the sale value.
Probate evaluation – valuations used in connection with the distribution of a deceased’s estate, or similar. The probate value shows what the seller can expect to be paid when the object is sold on the base date. The probate value will be the market value minus the anticipated costs of sale. In most cases, therefore, the probate value will be less than the sale value.
For practical reasons, as a rule we carry out valuations of this kind by making a home visit. The valuation is then made on the basis of an inspection of the object(s) concerned, and at our best discretionary estimate.
